Affordable housing | Sevenoaks District Council

Affordable housing

If you are concerned about your housing situation or threatened with homelessness, find out about homelessness prevention and support.

Social housing

Social housing, homes available to rent from a housing association, is the most affordable form of housing.

Our housing association partners provide general needs social housing for families and smaller households across the District. They also provide retirement housing for those age 55+.

Find out about the Housing Register and how to apply for social housing.

Gypsy and Traveller sites

We operate a Gypsy and Traveller site at Romani Way, Edenbridge. Find out about how to apply for a pitch.

Low cost homeownership

Our housing association partners provide Shared Ownership housing (part buy/part rent) across the District. Purchasers will need either a regular income and/or access to savings to fund their purchase. Most Shared Ownership homes are provided for general needs housing, for example, family housing. There is also a small scheme of retirement housing in Seal for those age 55+ – please contact the Moat Resales Team for information.

Our Intermediate Housing Protocol sets out the policy for allocating low cost ownership homes. This includes who has priority for buying a home.

See Own Your Own Home for general information on low cost ownership options. See GOV.UK and Share to Buy for more detailed information on shared ownership and homes currently available for sale across the country.

Rural and community-led housing

The Rural and Community Housing Enabling service (RACE) is carrying out housing needs surveys to support the District's communities who want to provide new affordable homes for local people. The results of their surveys will be shared with town and parish councils.

Surveys and other supporting data have identified unmet needs in various locations. New affordable homes will be provided in the following locations and priority will be given to people with a strong connection to the local parish:

  • Mills Crescent, Seal – nine homes by West Kent Housing Association.  All for social housing.
  • Land to rear of Clarks Lane, Halstead – 10 homes by English Rural Housing Association.  All for social housing.
  • School Lane, West Kingsdown – 10 homes by English Rural Housing Association. Seven homes for social housing and three for shared ownership.

All social housing is allocated through the Housing Register.

RACE also supports community-led housing groups such as community land trusts (CLTs) and co-housing projects. For more information, please contact the RACE team.
