Social housing

Low cost homeownership

There are a number of low cost ownership options available if you have a regular income and access to savings for a deposit and moving costs. These include First Homes, Shared Ownership and Discounted Market Housing. Our Intermediate Housing Protocol sets out the policy for allocating low cost ownership homes in the Sevenoaks District. This includes who has priority for buying a home.

As of March 2024, First Homes have been permitted on the following development sites:

  • Fort Halstead, Crow Drive, Halstead.
    Works have not yet started.
    A range of homes will be available. View the planning application for details.
  • Broom Hill, London Road, Swanley.
    Works have not yet started.
    Two, one bedroom houses and three, two bedroom houses will be available. View the planning application for details.
  • Four Elms Road, Edenbridge.
    Works have not yet started.

New build shared ownership homes are currently being marketed for sale in Hextable. View the Town & Country Housing website for details. Contact West Kent regarding their new homes under development in Swanley. 


Rural and community-led housing

The Rural and Community Housing Enabling service (RACE) is carrying out housing needs surveys to support the District's communities who want to provide new affordable homes for local people. The results of their surveys will be shared with town and parish councils. 

Surveys have identified unmet needs in various locations and new affordable homes for local people will therefore be built in:

  • Mills Crescent, Seal – nine homes by West Kent.
  • Land at Chequers Barn, Bough Beech – eight homes by English Rural Housing Association .
  • Land to rear of Clarks Lane, Halstead – 10 homes by English Rural Housing Association.

RACE also supports community-led housing groups such as community land trusts (CLTs) and co-housing projects.
