New Affordable Housing

We work closely with selected local housing associations ( PDF File 11KB file details)to provide affordable homes for rent and part-purchase.  New affordable housing is provided to meet identified housing needs.

Housing need is established from a wide range of surveys and studies, including the Strategic Housing Market Assessment ( PDF File 1504KB file details) ( PDF File 1504KB file details) the Housing Needs Survey 2006 ( PDF File 823KB file details) and the following valid parish housing needs surveys.

Many of the District's affordable homes are provided on new build developments through the planning process. Depending on where the new build development is located, the District Council will seek to negotiate 35% to 40% affordable housing on site.  If you would like more information regarding the current policies applying to affordable housing on  new build developments, you can view the Local Development Framework pages.

New affordable housing can be funded by the central government agency, the Homes & Communities Agency (HCA).  The West Kent Local Investment Plan ( PDF File 2388KB file details) sets out how Sevenoaks District Council (and the other West Kent local authorities and Kent County Council) will work with the HCA for the period 2011-2014,  to deliver a more effective approach to regeneration, affordable housing, transport and future employment growth.

In rural areas, the District Council works closely with the Rural Housing Enabler and the parish councils to provide new affordable housing for people with a local connection where a specific need has been identified.  Development in the rural areas is very closely controlled. Various sites are currently being considered in Penshurst, Knockholt and Shoreham parishes where the need for new affordable housing has been identified.  Further information may also be found on each of the Parish Council websites.  If you would like more information regarding the planning policies applying to rural "exception" sites, see Policy SP4 in the Core Strategy of the Local Development Framework.
