Any advice given by council officers for pre-application enquiries does not constitute a formal response or decision of the Council with regards to future planning applications.
Any views or opinions expressed are given without prejudice to the consideration of any planning application, which will be subject to public consultation and statutory / non-statutory consultations, and the formal decision of the Council.

The final decision on an application will then be made by senior planning officers or by the Council’s Development Control Committee and will be based on all of the information available at the time.
It follows that officers cannot give any guarantees about the final formal decision that will be made on any future planning application. If you wish the advice to be considered by the planning application case officer please submit it with your planning application.
In addition, it should be noted that if the planning application submission is delayed for a significant period, then any pre-application advice may be overtaken by changes in national, regional or local policy and guidance.
Any advice given in relation to planning history of the site, planning constraints or statutory designations does not constitute a formal response under the provisions of the Local Land Charges Act 1975.

Pre-application requests for advice will not be subject to any publicity but we may be obliged to release documents if we receive a Freedom of Information request or Environmental Information Request and our file notes will form part of the public file if an application follows.
