Information we need from you

To provide pre-application advice the following information will be required:

If possible we prefer applications to be submitted on a Pre-application form. This ensures no information is missed.

All proposals

Site location plan with the site clearly marked (to a recognised scale, Nth point etc)
Written details of the address and proposal
Sketch block plan for any built development (to a recognised scale)
Photographs showing key features of the site (directions shown on plan)

Residential extensions

Sketch elevations

Residential extensions or replacement dwellings - Greenbelt Proposals

Existing floor plans and proposed floor plans to scale and detailed calculations of original floorspace and resulting floorspace (please refer to the relevant policy for definitions - e.g. H14A of the Sevenoaks District Local Plan)
Full details of all outbuildings within 5m.

Commercial proposals

Existing and proposed floor plans
Description of the existing business and the proposed business

Major residential proposals

Site coverage
Proposed density
Any other uses existing or proposed
Identify any major physical constraints and provide reports

Any studies affecting the principle of development e.g. Noises surveys, tree surveys etc. should be provided and will result in the officer being able to give more detailed and useful pre-application advice.

If the required information is not provided pre-application advice will not be given. Your enquiry will not be allocated to a planning officer until such time as the required information is provided. If the enquiry is allocated to an officer and the officer considers that the enquiry cannot be answered without further information you will be informed.
